Looking for a flat
and getting confused about the terminologies everyone around is using? Though
primarily they look very simple they are confusing. What is a BHK? Know about
real estate terminology before buying flats. Let us at KGK Realty,
try and solve this confusion for you all.
What is BHK?
The full form of BHK
is bedroom, hall, and kitchen. It is used to express the number of rooms in a
property. For example, when someone says 3 BHK means, it means that the
particular property has three bedrooms, one hall, and a kitchen. The
abbreviation ‘BHK’ is used to refer to the configuration of flats, villas,
independent homes, builder floor properties, and bungalows. Even if there are
multiple bathrooms/toilets, sellers may or may not advertise it or mention it
but they will mention the number of bedrooms.
1BHK apartment means
1 bedroom, hall, and a kitchen. Bathrooms can be 1 or 2.
2BHK apartment means
2 bedrooms, a hall, and a kitchen. Bathrooms can be 1 or 2 or even 3. A
maximum flat in Jaipur has 2 BHK. KGK Realty’s
projects like Aayam, Amulya, NavNilay, etc irrespective of their category have 2
BHK.
3BHK apartment means
3 bedrooms, a hall, and a kitchen. Bathrooms can be 2 or 3 or even 4. 3 BHK Flats
in Jaipur are mostly the luxurious ones like Amulya
and Akshar by KGK Realty.
4BHK apartment means
4 bedrooms, a hall, and a kitchen. 4 BHK Flats in Jaipur are mostly the
luxurious ones like Amulya and Akshar by KGK Realty.
The abbreviation
does not include a ‘T’ or ‘B’ as in a toilet or bathroom space but the BHK has
a bath and toilet space. Some sellers market their property as 3BHK flats in
Jaipur +2T property. ‘2T’ refers to two toilets which are mentioned to
highlight the benefit of the added space in the 3 BHK.
The 0.5 Trend
The latest trend
these days is that developers are experimenting with additional ‘half-rooms’ or
0.5 BHK. Buyers are drawn toward affordably-priced properties. 2BHK units are
very popular amongst buyers, 1.5BHK and 2.5BHK would mean attractive
opportunities for buyers who do not want to pay more and switch to a 3BHK.
Half-rooms provide the flexibility and additional space buyers always look for,
this 0.5 space can be used for a storeroom, pooja room, or even a study room.
What is 1RK?
Another variant for
buyers looking for a small apartment is a 1RK. 1RK means a unit with one room
and a kitchen, with a bath/toilet space. 1RK unit has given a miss to the hall
space.
Are 1RK and studio apartments the same?
Both 1RK and studio
apartments are similar in their configurations. However, a studio apartment
does have a hall space while a 1RK doesn’t have it.
Carpet area and built-up area
When we discuss the
size of the property, other terms used are built-up area and carpet area.
Carpet area in means the actual usable area you get for use in your flats. It
does not include the balcony space, thickness of the walls, etc. On the other
hand, the built-up area in a BHK means is the carpet area plus the area that is
covered by the inner walls and the balcony.
Hope we could clear
your doubts.
